Icynene Radiant Barrier Installation Nationwide

Icynene Radiant Barrier Installation: The San Francisco Owner’s Guide

If your Icynene radiant barrier has torn, delaminated, or sagged away from the roof deck, replacement installation in San Francisco typically runs $1.50 to $3.25 per square foot installed, depending on attic access and whether we’re working around existing Icynene spray foam. We stock radiant barrier rolls on the truck and can usually complete the swap same-day or next-morning. Most San Francisco homeowners discover the problem by accident: they climb into the attic looking for a storage bin, notice the foil facing is shredded or hanging loose, and realize the reflective surface hasn’t been doing its job for months. The good news is radiant barrier replacement is straightforward when the attic is accessible. The bad news is that torn barrier against a San Francisco roof deck isn’t just losing reflectivity, it’s often trapping moisture against the sheathing where fog and bay air condense.

Which Icynene Models This Applies To

Radiant barrier installation paired with Icynene spray foam is common in two San Francisco housing types: older Victorians and Edwardians where open-cell Icynene Classic was sprayed between rafters, and newer remodels where Icynene ProSeal closed-cell was applied at the roof deck and a foil radiant barrier was stapled beneath it. The radiant barrier itself is not typically an Icynene-manufactured product. Icynene makes the foam; the radiant barrier is usually a separate reflective foil product, and many San Francisco attics we open have a polypropylene-core foil facing from Reflectix or a similar manufacturer. When we walk an attic with Icynene already installed, we look for the foam’s lot sticker on the rafter or the rim joist, measure the rafter bay spacing (16 or 24 inches on center in most San Francisco homes), and check whether the existing barrier is single-sided or double-sided foil. Aftermarket radiant barriers work fine with Icynene foam. We carry both single and double-sided rolls, perforated and non-perforated, and choose perforated when the roof deck above has no continuous venting, which is common in San Francisco’s older flat and low-slope roofs.

Signs Your Icynene Radiant Barrier Installation Is Failing

  • Foil facing is torn or shredded along the rafter edges. This usually happens when the barrier was stapled too tightly and San Francisco’s temperature swings caused expansion and contraction. The foil pulls away from the staples and starts flapping. Once torn, reflectivity drops sharply.
  • Dark staining or water marks on the foil surface. San Francisco fog and bay moisture condense on the cool foil side. If the barrier wasn’t perforated and the attic isn’t vented, that moisture sits, soaks the fiberglass or foam beneath, and eventually stains the barrier. Staining means the reflective layer is compromised.
  • Sagging between rafter bays. This is what we see most in Haight-Ashbury Victorians. The original installer used too few staples per bay, or the barrier was installed over loose-fill insulation that later settled. Sagging creates an air gap that kills reflectivity.
  • Dust film coating the foil surface. Radiant barrier only reflects when the foil is clean and shiny. Years of San Francisco dust, especially in neighborhoods near construction or heavy traffic corridors like 19th Avenue, coats the foil until it reflects almost nothing.
  • Attic feels hot in summer despite Icynene foam. Open-cell Icynene slows conductive heat, but it doesn’t block radiant heat. If your top floor bedrooms overheat in August and September even though the attic was foamed, the radiant barrier has likely failed.

Replacement Cost & What’s Included

In San Francisco, Icynene-compatible radiant barrier replacement with installation typically runs:

  • $1.50 to $2.25 per square foot for single-sided foil over an accessible attic with straightforward rafter bays.
  • $2.25 to $3.25 per square foot for double-sided foil, steep-pitch roofs, or attics with limited headroom where we’re working around ductwork, recessed lights, and existing Icynene foam.

That price includes removal and bagging of the old barrier, new foil cut to your rafter bay width, stapling at proper spacing so it won’t sag, and a full clean-up with a photo before we leave. Neil Barron walks every attic himself before writing a number; you’ll have the exact price in writing before any work starts. The swap itself is usually done in one visit. Our 365-Day Done Right Promise applies to every radiant barrier installation: if it’s not right, we make it right.

DIY or Call Us?

You can safely do your own visual check. Climb up, shine a light across the foil surface, and look for tears, sagging, dust coating, or staining. What you shouldn’t do is try to replace radiant barrier in a San Francisco attic with Icynene foam already in place without the right gear. Attics here are cramped, poorly lit, and full of exposed nails from the roof deck. Working overhead with a staple gun while balancing on joists is a fast way to put a staple through your palm or a boot through the ceiling below. Worse, if you install non-perforated barrier over a non-vented roof assembly, you’ll trap moisture against the sheathing and rot the deck from the inside. We see that mistake often enough that Neil keeps a photo on his phone of a Presidio Heights roof deck that looked like Swiss cheese. If the barrier is failing, call us at (341) 247-0222. We’ll tell you over the phone whether it’s a repair or a replacement, and what the square footage looks like.
