CertainTeed Attic Air Sealing Nationwide

CertainTeed Attic Air Sealing: The San Francisco Owner’s Guide

If your CertainTeed attic air sealing has failed or you’re seeing signs it’s no longer holding, you’re likely looking at an installed replacement cost of $1,150 to $2,800 in San Francisco, depending on attic footprint, access, and how much of the existing seal needs removal. We stock CertainTeed-compatible air sealing kits on our trucks and can typically complete the swap in a single visit. Most San Francisco homeowners notice the problem first through a room that won’t hold temperature, a persistent draft near the attic hatch, or dust that shows up on bedroom furniture a day after cleaning. In older San Francisco homes, particularly the 1920s and 1930s flats in the Sunset and Richmond districts, the original air sealing was often never done properly in the first place, or it was installed before a re-roof that disturbed it.

We’re an independent San Francisco insulation contractor, not a CertainTeed dealer or affiliate. That matters because we can pair your CertainTeed air sealing with whatever insulation product actually fits your attic, without brand pressure.

Which CertainTeed Models This Applies To

CertainTeed’s attic air sealing systems are typically installed as part of their InsulSafe and TrueComfort blown-in insulation lines, and the sealing itself is usually a two-part setup: a foam or gasketed seal around the attic hatch or pull-down stair frame plus can-light covers and top plate sealing where walls meet the attic floor. The sealing components are not model-specific in the way a furnace part would be, but they are depth-specific. CertainTeed’s hatch seals come in widths for 2×6 and 2×8 framing, and the adhesive-backed gasket material works on both wood and metal hatch frames. If your seal is peeling away from a painted wood frame, the surface prep was likely short-changed, not the product.

Most aftermarket attic hatch seals sold at big-box stores are 1/4-inch closed-cell foam. CertainTeed’s own material is denser, usually 3/8-inch, and holds its compression longer. For San Francisco’s damp, fog-heavy summers, that denser foam matters: thinner aftermarket foam tends to wick moisture and lose adhesion faster. When we stock an aftermarket equivalent, we only use a closed-cell EPDM gasket at or above 3/8-inch. If you have the original CertainTeed packaging or a photo of the current seal, bring it up when you call. If you can’t identify it, Neil walks every attic himself before writing a single number, so we’ll identify what’s there on-site.

Signs Your CertainTeed Attic Air Sealing Is Failing

  • Dust accumulating on bedroom furniture within 24 hours of cleaning. When the attic floor isn’t sealed at top plates and penetrations, attic dust sifts down through wall cavities and lands on flat surfaces. This is the most common complaint we hear in San Francisco homes where the attic was insulated but never properly air-sealed.
  • A specific room that runs 4 to 7 degrees warmer or cooler than the hallway. Failed sealing around a recessed light or bath fan in that room’s ceiling lets attic air pour in. You can often feel it standing under the fixture.
  • Visible light leaking around the attic hatch door after dark. If you can see light, air is moving. The CertainTeed hatch gasket is either compressed to the point of failure or peeled away from the frame.
  • Musty smell upstairs after a week of San Francisco fog. Air sealing keeps humid outdoor air from being pulled into the attic through soffit and hatch gaps. Once the seal fails, fog-season moisture moves freely through the attic and down into the home.
  • Insulation that looks dirty or blackened when you peek through a can-light opening. That staining means air has been filtering through the fiberglass, which only happens when the air barrier above has failed.

Replacement Cost & What’s Included

Installed attic air sealing replacement in San Francisco typically runs between $1,150 and $2,800. The lower end covers hatch seal replacement and sealing around a standard number of ceiling penetrations in a small attic with easy access. The upper end includes full top-plate sealing, can-light covers, bath fan sealing, and removal of degraded old gasket material before re-installation. San Francisco attics skew small and tight compared to the East Bay or North Bay, but they also tend to have more penetrations per square foot: older knob-and-tube lighting retrofits, multiple bath fans, and a century of added wiring holes.

Every price we give you is written and final before any work starts. You will see parts and labor separated on the estimate, and the number won’t change mid-job. The work itself is covered by our 365-Day Done Right Promise: if the sealing doesn’t hold, we return and fix it. No debate, no fine print. Tell me which room keeps you up at night, and we’ll start there.

DIY or Call Us?

Attic air sealing itself is low-voltage: there’s no spring tension, no electrical panel, no gas line. The genuinely hazardous part is what you’ll be working around. Recessed lights in older San Francisco homes often have exposed wiring or heat-damaged housings, and walking joists in a cramped attic with blown-in insulation hiding the gaps is a legitimate fall risk. If your attic has a steep pitch, narrow joist spacing, or vermiculite that hasn’t been tested, stop and call us. That’s not a sales line. We’ve seen enough near-misses in Richmond District attics to be honest about it.

You can safely check the hatch seal yourself: run your hand around the perimeter edge and feel for gaps or peeling. You can also note which upstairs rooms run hot. What you shouldn’t do is crawl the full attic floor on your knees sealing top plates without a proper walking board, headroom, and lighting. If you’d rather not be up there at all, that’s what we do every week. Call us at (341) 247-0222 and we’ll do a full attic air sealing assessment as part of a free estimate.
