CertainTeed Attic Insulation: The San Francisco Owner’s Guide
We stock and install CertainTeed-compatible attic insulation throughout San Francisco, with typical installed pricing ranging from $1.85 to $3.40 per square foot depending on R-value, existing insulation condition, and attic access. Most CertainTeed attic insulation assessments and replacements can be scheduled within 24 to 48 hours, and every job starts with a written price before any work begins. Homeowners usually find us after noticing a room that won’t hold temperature, a musty smell from the attic, or insulation that’s clearly settled, compacted, or water-stained around the hatch or eaves.
San Francisco’s fog, marine air, and older housing stock create a specific set of failures we see repeatedly: blown-in CertainTeed fiberglass settling below its rated depth in Victorians, batts sliding out of place on low-slope roofs in the Sunset and Richmond, and moisture trapped against insulation in attics that were never properly ventilated. If your CertainTeed insulation was installed ten or more years ago and your upstairs bedrooms swing hot and cold, the material is likely no longer doing what the bag promised.
We’re an independent insulation contractor serving San Francisco and nearby areas. We install CertainTeed products, but we’re not affiliated with CertainTeed, and we don’t represent their warranty department. What we do is match the right CertainTeed product to your attic, install it cleanly, and stand behind the work with our own 365-Day Done Right Promise.
Which CertainTeed Models This Applies To
CertainTeed makes three main attic insulation lines we regularly install in San Francisco: InsulSafe SP (blown-in fiberglass), Optima (blown-in fiberglass with a slightly higher R-value per inch), and the R-30/R-38 kraft-faced or unfaced fiberglass batts used in standard joist bays. The InsulSafe SP and Optima lines are visually indistinguishable once installed, which is why we always check the contractor’s receipt, the attic card, or the bag label if any material is still in the original packaging.
Here’s the compatibility gotcha we run into constantly in San Francisco: CertainTeed blown-in fiberglass settles. InsulSafe SP is rated for a settled depth of roughly 18.5 inches to hit R-60, but in older San Francisco homes with shallow joist bays (common in pre-1960 construction), there often isn’t enough depth to reach that R-value without adding a raised platform or switching to a higher-density product. We measure actual settled depth with a ruler, not a guess, and Neil Barron walks every attic himself before a single number goes on the estimate.
For batts, the key identifier is the R-value printed on the facing, plus the width: 15 inches for standard 2×4 joist spacing, 23 inches for 2×6 or wider. Aftermarket equivalents exist and we do install them when they’re the right fit, but for CertainTeed-specific warranty continuity, we typically recommend sticking with OEM CertainTeed product. We carry InsulSafe SP and Optima on our trucks for same-day top-offs, and we can have batts at your door within one business day.
Signs Your CertainTeed Attic Insulation Is Failing
- Uneven upstairs temperatures between rooms. CertainTeed blown-in material can drift and settle over time, especially in San Francisco’s fog-damp attics, leaving some joist bays under-insulated and others over-filled. You’ll feel the difference as a bedroom that’s five degrees colder than the hallway.
- Visible settling at the attic hatch or around access points. If you can see exposed joist tops in areas that were once fully covered, the insulation has compacted. CertainTeed fiberglass loses R-value as it compresses, and a 12-inch settled depth is not delivering what the original 14-inch install promised.
- Damp or stained insulation near eaves, roof penetrations, or around the attic door. San Francisco’s marine air condenses on cold surfaces, and CertainTeed batts that have absorbed moisture lose thermal performance and can hold that water against framing. This is the failure we see most often in Richmond and Sunset district homes with limited attic ventilation.
- Dust or fiberglass particles in the upstairs air. Older CertainTeed batts or blown-in material that has broken down can shed fibers through ceiling cracks, recessed light housings, or around the attic hatch. If your upstairs rooms feel gritty or you’re dusting more than you used to, the insulation is degrading.
- Higher heating bills without a clear cause. A settled or under-performing CertainTeed attic blanket means your furnace is working overtime. In San Francisco’s cool-summer climate, this shows up as winter gas or electric bills that climb year over year while the thermostat setting stays the same.
Replacement Cost & What’s Included
In San Francisco, full CertainTeed attic insulation replacement and top-offs typically range from $1.85 to $3.40 per square foot of attic area, installed. A standard 1,200-square-foot attic in a Sunset district home usually falls between $2,200 and $4,100 for removal of damaged material, air sealing around penetrations, and new CertainTeed blown-in insulation to R-38 or R-49.
That price includes everything: shoe covers and drop cloths from your front door to the attic hatch, careful removal of failed material, an honest conversation about whether we can top off existing insulation instead of full removal, the CertainTeed product matched to your joist depth and R-value target, and a photo of the clean-up before we leave. We don’t quote a range and then change it. You get a written price before anyone picks up a tool, and that number is the number.
- Existing insulation removal: $0.55 – $0.90 per sq ft (only when required due to moisture or contamination)
- Air sealing around penetrations: Included with full replacement
- Blown-in CertainTeed InsulSafe SP or Optima, R-38: $1.65 – $2.15 per sq ft installed
- Blown-in CertainTeed, R-49: $1.95 – $2.60 per sq ft installed
- CertainTeed kraft-faced batts, R-30: $1.85 – $2.50 per sq ft installed
- Attic hatch weatherproofing: Included on replacement jobs
Every CertainTeed insulation install we do is backed by our 365-Day Done Right Promise. If something isn’t right, we make it right. No debate, no fine print.
DIY or Call Us?
There are things you can safely do before calling anyone. You can measure the settled depth of your existing CertainTeed insulation with a ruler and compare it to the depth printed on the original bag or attic card. You can check for obvious moisture staining, animal droppings, or exposed joist tops. You can note which rooms run cold. Those observations help us give you an accurate picture over the phone.
What we don’t recommend is climbing into a San Francisco attic and trying to remove or top off CertainTeed fiberglass yourself. Attic spaces in older San Francisco homes are tight, hot, and full of hazards: wiring, recessed light housings that can’t be buried, and trusses that weren’t designed for homeowner foot traffic. Fiberglass dust requires proper respiratory protection and containment. And if you disturb old insulation that’s holding moisture, you can spread mold spores through the house. Tell me which room keeps you up at night, and we’ll start there. For anything beyond a visual check, call (341) 247-0222 and we’ll send a crew that knows exactly what they’re looking at.
FAQs
CertainTeed fiberglass insulation can last 20 to 30 years in a dry, well-ventilated attic, but real San Francisco conditions often shorten that. Fog-driven humidity, roof leaks, and poor ventilation in older Victorians and Edwardians can degrade performance within 12 to 15 years, especially if the material has been repeatedly damp. We recommend an attic inspection every five years, and we’ll tell you honestly if your insulation is still working or if it’s time to top off or replace. Call (341) 247-0222 for an assessment.
In many San Francisco attics, yes. If the blown-in material is dry, settled but not contaminated, we can top it off with matching CertainTeed product and bring the R-value back to spec for significantly less than full replacement. If batts have slipped out of place, we can reposition them. If the material is wet, moldy, or pest-damaged, partial repair becomes a false economy, and we’ll recommend removal. Either way, you’ll know before we start and you’ll have a written price first.
Most full replacements take one day, including removal of failed material, air sealing, and new CertainTeed installation. A top-off over existing insulation usually takes four to six hours. We protect your floors, work quietly if children are sleeping, and leave a photo of the clean-up before we go.
We stock CertainTeed InsulSafe SP and Optima blown-in fiberglass on our trucks, along with CertainTeed R-30 and R-38 batts for standard joist bays. For less common CertainTeed products or specific facing requirements, we can typically have material at your San Francisco home within one business day. We also stock Reflectix products for radiant barrier applications. If you need a specific CertainTeed product, call (341) 247-0222 and we’ll confirm availability before scheduling.
